Who Can Qualify?
CCLT works with people with lower income to help them become homeowners. You must have sufficient income to support a mortgage. As a rule, banks will allow you to use about 30% of your gross (before taxes) monthly income to pay your mortgage.
There is a maximum income level that participants may not exceed. This income level is based on your family size and is as follows:

You must count all people living in your household and all income earned or received by anyone over age 16. Again, this is the maximum income your household can receive and still participate in the CCLT program.
The CCLT program works differently from traditional homeownership. With CCLT, the homeowner purchases only the home and the land under the home remains in the ownership of the Clackamas Community Land Trust. This removes the cost of the land from the purchase price to the homebuyer. CCLT provides our homeowners with a 99-year lease to the land. There is a lease fee of $45 per month. The lease provides the homeowner with full rights to use of the land, meaning you can landscape, fence, etc. as you please. There are restrictions at the time that you sell the home so that this home (and all CCLT homes) will always be affordable to people with lower incomes.
